In late 2021 the team from Oz-Roof had the pleasure of undertaking a full roof restoration to this beautiful house in the Adelaide suburb of Lockleys.

Still the original owners of the house, they had built the property new in the early 2000s but were never quite happy with the roof colour and had noticed the original red orange finish in the concrete roof tiles fading significantly in recent years. The owners had noticed another near-by project completed by Oz-Roof several streets from their home and decided to get their own roof restoration done along with a roof colour change.

During the inspection and quote process we found the original Monier Tudor tiles to be in good condition. With the roof being only around 20 years old it made a perfect time to have the roof restoration done. We found only around 20 cracked and broken tiles which is actually quite good. The owner elected to leave the solar panels in place rather than temporarily removing them. This was no problem given the overall good condition of the roof.

After some thoughtful selection the owners decided to go for a complete roof colour change by coating the new roof with Dulux Monument. Our advice with selecting a colour was to drive past several of our past jobs so that the true finished colour can be witnessed. Selecting colour from a brochure can be highly problematic as often the finished colour of a roof is quite different to the little square of sample colour in a brochure. The finish of a tile roof restoration is also always a gloss finish and this can also change the overall appearance and look of a freshly restored roof.

Our guys set to work pressure cleaning with a “Whirlaway” cleaning machine. This type of pressure cleaning is very effective on concrete roof tiles while also significantly reducing the surrounding mess that is usually created with a gun style roof pressure clean.

The guys re-pointed all the cap tiles with new flexible polymer based pointing compound and changed out all the broken tiles.

The primer used on this job and all our tile roof restorations is the Dulux Hi-Build primer. It is the absolute best primer on the market. It is very thick and white in colour. It seals off the surface of the tile so that the 2 remaining colour coats sit on top of the primer coat rather than being absorbed into the tile. This gives a great finished appearance to the tiles at the end of the job.

The final process of the roof restoration at Lockleys was the 2 colour coats. The 2 coats of Monument were put on extra thick so that the true depth of colour can be seen in the finished roof restoration.

The finished photos speak for themselves. This property was completely transformed by changing the roof from a faded red orange to a rich glossy Monument finish. The owner also has the peace of mind knowing that the roof restoration comes with a 15 year warranty issued from both Dulux Australia and Oz-Roof.

At Oz-Roof we do many roof replacements every year and really enjoy the challenges presented by each individual job. Houses are a bit like people in that no two are exactly the same and this is evident with every house roof.

We recently had the pleasure and challenge of undertaking a full roof replacement on an interesting Cape Cod style 1990s house in the Adelaide suburb of Happy Valley. The owners had lived in the house for many years but were never happy with the performance of their roof. Having spent years putting up with roof leaks, excessive wind noise and a lack of Insulation they decided to engage Oz-Roof for their full roof replacement and roof conversion to Insulated Colourbond roofing.

Metal roof tile replacement

The original roof design was quite interesting in that it was clad with decramastic metal roof tiles installed with the original build, back in the early 1990s. Most houses with decramastic metal roof tiles were originally built in the 1920s and 1930s and had original corrugated iron roofs. Fast forward 50 – 60 years in the 1970s and 1980s and these houses were due for a re-roof. Popular for a short period of time was to leave the original corrugated iron roof in place and clad over the top with decramastic metal roof tiles. Unfortunately, this form of roof cladding was highly problematic, the biggest problem of all being fragility. Its almost impossible to walk over this type of roofing without denting and caving in the tiles. Once dented they become very easily blown off the roof by wind and cause roof leaks.

Roof replacement process

Given the difficult access caused by the Cape Cod design and considering safety is of utmost importance during the roof replacement process we had full perimeter scaffolding with multi levels installed to the property prior to starting our work. The roof had a small solar array which our Solar electrician removed and stacked in the client’s garage for the duration of the job.

The only good point of Decramastic metal roof tiles is the speed at which they can be removed from the roof surface and disposed of. This particular metal tile type was great for this in that each sheet of cladding is actually four tiles wide. They are also very light and can be recycled due to being all metal.

After removing all the metal roof tiles in a given area the next stage is to install the metal roof battens. We install these at frequent 900mm centres to give the new roof a good strong substrate for fixing to. The original timber tile battens are left in place and really serve no purpose other than keeping the roof Insulation blanket held in close contact with the underside of the new roof sheet.

When all metal battens have been installed the guys then roll out foil backed Insulation blanket over the top of the metal battens and old timber tile battens. Finally, the new roof sheeting is installed over the Insulation blanket and fixed. We used the True Oak deep 21mm roof sheeting for this project. The look of the deeper roof sheeting is great, and it resists denting far more then the regular 16mm corrugated sheeting found on most houses.

We designed a new transition flashing for the pitch change point in the Cape Cod roof. The flashing caps over the top of the wall sheet by 80mm and actually flashes under the edge of the roof sheet by 250mm. The deep back flashing just ensures that no wind driven rain will ever find its way back into the roof space and cause any leaks. To give the roof a tidy look we decided not to overhang the roof sheet but rather to keep it level with the fold line in the transition flashing.

Solar Panels with Roof replacement

Before ordering for the scaffold to be removed our solar electrician re-installed the original solar array to the rooftop. In this case they actually discovered that several of the original solar panels had dead cells and the owner decided to replace them while the scaffold was erected.

The finished roof replacement looked fantastic. The owners were really happy with the result. The whole home is now far more Insulated against heat and cold. The leak issues and wind noise are completely resolved.

In March of 2021 Oz-Roof received a quote request from a homeowner in the Adelaide suburb of Stonyfell. The owner requested a roof inspection to discuss whether roof restoration or roof replacement / re-roofing was the best option for their property.

Upon our roof Inspection we discovered an original concrete roof tile from the 1960s in a very poor state. The tile surface had clearly never been restored during its 60 plus year life and was really beyond the point of roof restoration. The tiles were very porous and had been so for quite some years, this led to the tiles being very brittle and prone to breakage. All things considered we recommended the client undertake a full roof replacement or reroofing as a better value and longer lasting option than a roof restoration.

Roof replacement process

Our work commenced in Mid April and despite some rain during the roof replacement process the job was completed in 5 working days. The Home owners were able to stay in the home during the re- roofing process with the only disruption being some noise from power tools on the roof and skip bins blocking their driveway.

Benefits of a roof replacement

As part of each re-roofing or roof replacement that we undertake we always use the deeper corrugated roof sheeting from Revolution Roofing. These sheets are 21mm Deep and are much stronger than the regular 16mm deep corrugated sheeting you would find on every other house in the street. The sheets actually have 15% more material per square metre due to their deeper profile.

Sagging roof structure rectified

During the roof re-roofing process we completely re-frame the old roof structure with metal roof battens. We fit the battens at 900mm centres ensuring the new roof sheeting doesn’t need to span far and can easily take the loads of a future solar panel array. The original timber tile battens are left in place but serve no purpose with the new roof other than holding the Insulation blanket in place.

Insulating the new Colourbond roof

In almost every case a potential client accepts our recommendation to Insulate the new roof sheeting with 50mm foil backed Insulation blanket. We always advise that while the Insulation blanket does cost more its benefits are many. These being a much quieter roof both during rain and with expansion and contraction noises and obviously the biggest difference being a much cooler house in summer and warmer in winter.

In summary our client was super happy with their finished roof replacement. Their property appearance was completely transformed and value increased. The new roof is quieter and far more insulated. They received a 15 year warranty from Oz-Roof and a 30 year warranty on the new roof sheeting from Revolution Roofing. The client in this example chose Colourbond Monument as the finished colour of the new roof.

In mid 2021 the team from Oz-Roof had the pleasure of undertaking a full roof restoration to this stunning house in the Adelaide suburb of Highbury.

The owners of the house built the property new in the early 1990s but in recent years had been noticing the increased fading and tired appearance of the original concrete roof tiles. They noticed that Oz-Roof had undertaken 2 other roof restorations on houses in the street over the past year and decided to give us a call.

Upon our Inspection we found the original roof tiles to be Boral concrete shingle roof tiles, (very similar to Monier Homestead roof tiles). The original colour of the concrete roof tiles was probably charcoal or similar but hard to tell exactly due to significant fading. This particular tile type is a “colour through” kind rather than a “colour on”. This means that rather than making the tile from plain concrete and then applying a coloured glaze to the exterior surface of the concrete roof tile, it is simply cast from coloured or tinted concrete and has no glaze.

The downside of the “colour through” concrete roof tiles is that they fade in appearance reasonably quickly when compared to a glazed variety. The upside is that due to having no exterior glaze the Hi-build primer really penetrates the tile and blocks up all the pores and porous elements. This means the two following colour coats really sit on top of the primer coat rather than being absorbed into the tile. Long story short the finished appearance of the restored roof tile is fantastic. The transformation is significant as shown in these before and after images.

We replaced around 20 broken and chipped roof tiles and repointed all the ridge and capping tiles with modern flexible polymer based pointing compound.

The owners chose “Charcoal” from the Dulux Acratex range as their new roof tile colour and the choice was clearly a good one. The new colour makes the whole house look much newer. The tiles are restored to their former charcoal Glory.

In December of 2020 Oz-Roof received a phone call from a new potential client regarding ongoing leak issues with an original 1970s Terracotta Roof in Belair.

An Inspection was booked in for the following week and the team from Oz-Roof met with the homeowner to discuss her ongoing issues and concerns and what could be done to rectify them.

Upon our inspection we discovered that the original roof was clad with glazed Terracotta roof tiles. The house was constructed in the mid 1970s making this roof around 45 years old. As is quite common with Terracotta roof tiles of this age, they were in the early stages of fretting. Fretting is simply the process of the tile breaking down and starting to crumble away. The tiles effectively just start turning back into the very clay soil from which they were made. Once in this state the tiles become quite brittle and very prone to breakage even when walked upon carefully. All these symptoms were apparent at the Belair property and hence our advice to the homeowner was to undertake a full roof replacement or re-roofing with Colourbond roofing Iron.

The roof replacement work started in late March and took just over 1 week to complete. Some scaffolding was required for this job as the property is double storey at the front. The scaffold made for a great, safe platform for the guys to throw the roof tiles off of the roof and into the skip bins below.

Once all the roof tiles had been removed the next job was to install metal battens for the new roof sheeting to mount to. The original tile battens were left in place with the new metal battens being installed around them at 900mm spacings. The original timber tile battens serve no purpose with the new roof other than a good substrate to hold the Insulation blanket in place directly under the new roof sheet.

Once the metal battens were installed the next step was to cut the Insulation blanket to length and put it in place over the tile battens. Following this the new roof sheeting was placed over the insulation blanket and fixed down through the insulation blanket into the metal roof battens below.

The owner went with the 60mm foil backed Insulation blanket to line the new roof sheeting. We highly recommend this to all our potential clients. The addition of the Insulation blanket means that the new roof is much cooler in summer and warmer in winter. It also eliminates a lot of noise from the expansion and contraction of the roof sheets on a hot summer day and also the noise of the rain is heavily reduced when compared to a Colourbond roof with no lining.

Re-roofing / Roof replacement at the halfway point. The guys temporarily seal the ridge capping at the end of the day to ensure no rain enters the roof space overnight.

Considering Belair is a high bushfire risk zone we recommended that all flashings be scribed to the roof sheets and that top quality Ember rated gutter mesh be fitted to all gutters on the roof.

In summary the home owner was super happy with the result. The finished roof surface is nice and strong and not prone to denting. This is due to the new metal roof battens being fixed at 900mm centres and the fact that we exclusively use the deeper 21mm Corrugated roof sheeting from Revolution Roofing on all our roof replacement and re-roofing jobs in Adelaide. The product doesn’t cost much more but is fantastic for extra strength and looks much nicer too.

The chosen colour of Colourbond Monument really made the house look more modern. She was left with a leak free fully warranted new Colourbond roof. The new roof is quiet, bushfire resistant and maintenance free for years to come.
